The following images are a selection taken from LBB’s recent stakeholder meeting on the development at Bromley North Station (Site A). The full document is available here: Bromley Site A presentation – 15 june 16 Draft (PDF).
Please be reminded that this is NOT a development proposal. It is a study to show the scale of development that will be needed for LBB to reach its housing targets and to make the development of the site “viable” to the landowners and developers.
LBB’s consultants suggest that 525 units on this site will achieve both these requirements. However, developers are objecting that these proposals are still not ambitious enough for LBB to reach its housing targets and are recommending that the scale be increased significantly.
Firstly, here is an overview of the whole development site with building heights shown. What is not shown is the height of large triangular block at the top of the image on Sherman Road which is 17 storeys.
Secondly, the following show current reference photos next to the new elevations suggested as “viable” by the report.
1. Bromley North Station from the top of North Street / East Street. A 17 storey housing block (half hidden behind a tree) is proposed right behind the station.
2. This is the the view looking down Station Road: Instead of the open, leafy view we currently have the proposal is for apartment blocks (minimum of 3-storey) to face the existing properties. Behind the 3-storey frontage, the development would rise to 5, 6 then 12 storeys.
3. This is the view from the junction of Tweedy Road and Kentish Way. The two towers are clearly visible from the this distance.
NB: Some development is going to be unavoidable. Why? Because:
- LBB has already been told by the High Court that 250 units on the site is not sufficient.
- The GLA has set building targets for LBB which have to be met SOMEWHERE in the borough.
- The GLA has granted LBB £25M specifically to develop housing within town centres.
At issue is:
- The appropriateness of the proposed scale of development to the existing area.
- The statutory requirement to preserve the setting of the Grade II listed Bromley North Station
- Whether the local infrastructure (parking, rail and bus transport, schools etc) will be increased to support an additional 1,000+ residents in the area.
- The setting of precedent for future developments in Bromley North. We have already seen how the new development at Bromley South has been used as precedent for other developers to increase the height of the buildings. BRRA’s concern is that if 17 storey blocks are allowed at Bromley North, the same will happen here within a few years and the low rise character of the area will be permanently lost.

2. Participate in the upcoming consultation of the Local Plan of which the Bromley North Development forms a part. When we know the process for this we will let you know.
3. Attend the local meeting on 25th July to hear more detail about the plan and discuss the issues with councillors.
